Storm & Water-Damaged Ceiling Replacement in Perth
Licensed, insured, and quoted in writing within 48 hours. We tell you straight whether it can be saved.
Perth gets its share of storm events, particularly in the northern suburbs where intense summer storms can overwhelm gutters and roofs. When water gets into a ceiling cavity, the damage can spread further than the visible stain suggests.
Water-damaged ceilings rarely benefit from a patch. Wet plasterboard loses structural integrity, develops mould within days, and often has weakened strapping underneath. The professional approach is full replacement of the affected section, or the whole ceiling if the damage is spread.
We provide a written scope of works with every water-damage ceiling job, formatted to meet what Perth insurers need to process a building damage claim.

What we look for first
When we come out to a water-damaged ceiling, the visible staining is just the starting point. Here's what we're checking before we quote.
Moisture probe of affected sheets
We use a moisture meter to identify how far water has actually spread, it's often wider than the visible stain.
Strapping condition check
Water that sits in a ceiling cavity can cause metal strapping to rust or timber battens to bow. Failed strapping means the ceiling will move even after replacement if not addressed.
Mould assessment
Plasterboard saturated for more than 24–48 hours develops mould. We assess whether sheets can be dried in place (rare) or need full removal.
Leak source confirmed
We'll tell you if the leak source looks unresolved. A new ceiling over an active leak is a waste of money and a dispute waiting to happen.
Scope of works documentation
Written document detailing materials required, area affected, labour scope, formatted for insurance submission.

We strongly recommend confirming the roof, plumbing, or gutter issue is resolved before replacing the ceiling. We can replace a ceiling over an active leak, but it'll be back in the same state after the next wet season. We'll flag this clearly if we identify an unresolved source during inspection.
Sorting out your insurance claim
Most home insurance policies in Western Australia cover sudden and accidental water damage, including storm events and burst pipes. The insurer needs specific documentation to process the claim.

We don't lodge the claim for you, that's your job and your insurer's process. But our documentation is written to give them what they need without back-and-forth.
Your insurer will want photos of the damage as it was found. Take photos from multiple angles before any temporary patching or drying begins. This is important for the claim, we can't recreate the damage after the fact.
Repair or full replacement?
The standard patch-and-paint approach fails on water-damaged ceilings for one simple reason: moisture-compromised plasterboard doesn't hold the set compound the same way. The crack reappears.
- Moisture has spread beyond a 500mm radius of the visible stain
- Strapping shows rust, bowing, or detachment
- Any mould is present in the ceiling cavity
- Same area has been patched before after a previous leak
- Insurer is covering the claim, replacement documents cleanly
- Sale of property is planned, disclosure applies
- Damage is less than 0.5 sqm and fully dried
- Moisture reading confirms no spread beyond visible stain
- Strapping is solid across the affected zone
- No mould found in cavity or on sheets
- Budget is the deciding factor on a low-priority rental
What it costs to put right

| Multi-room water damage | $1,500 – $4,000+ | Depends on spread and access |
| Full ceiling with mould remediation | $1,800 – $5,000+ | HEPA clean, sealed disposal |
