On Perth ceilings
20+ years

Fremantle has a building stock unlike any other Perth suburb. The inner port city has significant concentrations of pre-Federation, Federation, and inter-war housing, homes that pre-date plasterboard by decades. These properties carry lath-and-plaster, fibrous plaster, or early fibre-cement ceilings.

Replacing ceilings in heritage-era Fremantle homes is a different job from standard plasterboard replacement. The substrate is different, the attachment methods are different, and the finish expectations in properties of this age are often higher. Working in these homes requires experience with the specific construction fabric.

We also work in Fremantle's 1950s-1980s stock, the Housing Commission-era and post-war private development that occupies the suburbs around the port. This is more standard plasterboard replacement, but may include asbestos-assessment requirements for pre-1985 homes.

Working on heritage and pre-war homes

Lath-and-plaster ceilings are found in Fremantle's oldest housing stock, properties dating from the 1890s through to the 1930s. These ceilings consist of narrow timber strips (laths) nailed to the rafters, with several coats of plaster applied over the top. When they fail, they fail seriously, sections can delaminate and collapse.

Replacing lath-and-plaster with modern plasterboard is the standard approach. The old laths are removed carefully, the rafter condition is assessed, metal furring channel is installed at the correct centres, and 10mm Gyprock CD goes up. The finish level is chosen to match the property standard.

Heritage homes and asbestos

Pre-war Fremantle homes are not typically an asbestos risk in the ceiling, asbestos wasn't widely used in plaster work until the post-war period. However, if later repairs or additions were made to the property between 1945 and 1985, those repair materials may contain asbestos. We assess the full ceiling condition before we start.

Fremantle CBD heritage zone, lath-and-plaster, high-finish requirement, State Heritage considerations may apply
South Fremantle, East Fremantle, inter-war and post-war stock, mix of plaster types
Beaconsfield, Hilton, post-war and 1960s stock, fibre-cement and early plasterboard

North Fremantle, heritage and post-war mix, proximity to coast means higher moisture exposure

What the coast does to a ceiling

Fremantle's coastal position means homes here experience more salt-laden air than inland Perth suburbs. Over time, this accelerates corrosion of metal ceiling fixings, nails, screws, and furring channel. When a Fremantle ceiling starts to fail, the cause is often corroded fixings rather than the plasterboard itself.

New plasterboard installations in Fremantle use stainless or hot-dipped galvanised fixings and electro-galvanised furring channel, the grade appropriate for near-coastal exposure. This is the correct specification for the environment; standard mild-steel fixings are not appropriate within 500m of the coast.

Questions Fremantle homeowners ask

Internal ceiling replacement generally does not require heritage approval unless the ceiling is a specified character-contributing element in the heritage listing. We recommend checking with the City of Fremantle's heritage team or a heritage consultant before starting work on a State-listed property. We can work to heritage-appropriate finish standards.
