Ceiling Replacement in Bayswater
A local crew for Bayswater ceilings. Written quotes, fixed pricing, and no travel premium.
Bayswater is one of Perth's older river suburbs and it has the housing stock to match. Streets near the river carry pre-war and interwar homes, and a lot of them still have their original ceilings.
That is the opposite problem to a new estate. Here the ceiling is often the oldest surviving part of the house, sitting under plumbing and wiring that has been replaced around it more than once. When one of those ceilings fails, it usually fails because of something above it rather than because of the plaster itself.
There is also a lot of change happening in Bayswater. Character homes are being renovated and blocks are being redeveloped, which means we are often working around a ceiling somebody wants kept rather than replaced wholesale.

Three Kinds of Ceiling on One Street
| Where it came from | Ceiling type | What goes wrong | How it is handled |
|---|---|---|---|
| Pre-war and interwar original | Lath and plaster, early fibrous plaster | Cracking, sagging between joists, water staining from old plumbing | Careful removal, cornice and rose matched or salvaged where it can be |
| Post-war addition or sleepout | Fibre-cement sheet | May contain asbestos, assessment needed before anything is disturbed | Assessment first, then licensed removal and replacement |
| Renovation and infill | Modern plasterboard | Water damage, adhesive or fixing failure | Targeted or full replacement depending on what has been wet |
It is common for one house to have two of these under the same roof, because a sleepout or a rear extension was added decades after the front of the house was built. We check the whole ceiling line rather than quoting off the room you called about.
Old Plumbing Above Old Plaster
The most common way we meet a Bayswater ceiling is after water has come through it. In a house of this age the pipework above the ceiling is often the oldest system in the building, and a single failure puts a lot of water into plaster that was never waterproof to begin with.
We have a job written up on this site from Bassendean, a few minutes up the river, that is exactly this. A burst pipe, a ceiling propped the same day so nothing else came down, and then the section that had held water taken out properly rather than patched. The photographs are from that job.

Getting a prop under a wet ceiling stops it falling and buys time to find the leak. It does not save the ceiling. Plaster that has held water has lost the strength it had, and putting a cosmetic patch over it hides a sheet that is still failing. The prop is step one, not the fix.
Keeping the Cornice
In a character home the cornice and the ceiling rose are usually the reason the room looks the way it does, and they are the part people most want to keep. Whether that is possible depends on the profile and on how much of it the water reached.
Where the original run is sound we work to keep it in place and replace the field of the ceiling around it. Where a section has to go, we match the profile rather than substituting a modern one, because a single mismatched length reads across the whole room. We will tell you which of those two you are looking at before the quote, not after the ceiling is down.

One house here regularly has two eras of ceiling under one roof, original plaster at the front and sheet in a post-war sleepout, so we quote off the whole ceiling line rather than the room you called about

Questions Bayswater Homeowners Ask
Often, yes. If the original run is sound we replace the field of the ceiling around it and leave the cornice in place. Where a section has been damaged we match the profile rather than fitting a modern substitute. We tell you which of those applies before quoting.
