A sagging ceiling isn't always the plasterboard's fault. The sheets might be in perfectly serviceable condition, but the metal furring channel underneath has corroded, bent, or worked loose from its fixings. When that happens, restrapping is the right call, not full replacement.
Ceiling restrapping involves temporary support of the existing sheets, removal of the failed strapping, installation of new galvanised metal furring at the correct batten spacing, and refixing of the sheets. It's less disruptive and less expensive than full replacement when the sheets are still sound.
The tricky part is the assessment. Distinguishing 'strapping has failed but sheets are fine' from 'the sheets are also compromised' requires knowing what to look for. We won't recommend restrapping if the sheets are already damaged or if there's movement suggesting more widespread failure.

Is it the strap or the sheet?
The critical question before quoting restrapping is whether it's the strapping that's failed or the plasterboard itself. These show up differently.
- Ceiling sags in a uniform run, following the strap line
- Sag is recent and progressive, not an old fixed sag
- No moisture staining or mould associated with the sag
- Sheets are dry and appear structurally intact
- Sag limited to one or two bays, rest of ceiling level
- Ceiling feels solid when pressed but has visible bowing
- Sheets crumbling, delaminating, or visibly compromised
- Moisture damage or mould associated with the sag
- Multiple areas of sag across different strap runs
- Previous repair history, same area sagged before
- Asbestos present, restrapping still requires licensed assessment
- Sheets over 30 years old showing fibre degradation
Even when restrapping rather than replacing, working above and around pre-1990 ceiling sheets requires an asbestos assessment. Drilling, fixing, or disturbing asbestos-containing materials without a licence is illegal. We assess this as part of our inspection.
How restrapping works
Inspection and quotation
We assess whether restrapping or full replacement is appropriate. If restrapping is the right answer, we quote it. If the sheets are also compromised, we'll tell you and quote full replacement instead.
Temporary support props installed
The existing sheets are temporarily supported from below using ceiling jacks to prevent them dropping when the strapping is removed.
Failed strapping removed
Old metal furring, corroded fixings, and any damaged battens are removed. Debris cleared from the ceiling cavity.
New galvanised furring installed
New galvanised steel furring channel is installed at correct batten spacing (typically 450mm centres), fixed to primary structure and levelled.
Sheets refixed
Existing sheets are screwed up to the new strapping. Any joints that have opened slightly are reset and touched up.
Joint touch-up
Any joint cracking or minor damage from the sag is repaired. Handed over ready for painting.
