Ellenbrook is one of the newest parts of Perth we work in. The suburb was master-planned and released from the mid-1990s, and the estates around it, Aveley, Brabham, Dayton and Henley Brook, are newer again.
That changes the job completely. There is almost no pre-1990 housing here, so the asbestos question that dominates an older suburb barely comes up. What we see instead is modern plasterboard failing early, and it is nearly always water or a fixing problem rather than age.
It also means a lot of two-storey product and a lot of ducted air conditioning running through the roof space, both of which put water above a ceiling that was never designed to take it.

Why a Fifteen Year Old Ceiling Comes Down
People are often surprised that a ceiling in a house this new can fail at all. Age is not what does it. A modern plasterboard ceiling is a sheet of gypsum held up by fixings and, in many builds, by adhesive daubs between the fixings. Both of those have a failure mode that has nothing to do with how old the house is.

The insulation matters more than people expect. Batts hold water like a sponge and stay heavy long after the leak has stopped, so a ceiling that looked fine on the day of the leak can let go a week later with no warning.
The Asbestos Question, Answered Differently Here
